UP RERA Warns 400 Projects To Upload Land Records Or Face “Abeyance”

    The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has issued a stern warning to the promoters of approximately 400 real estate projects across the state, threatening to place them on an “abeyance” list.

    As reported by the Hindustan Times, this action comes after these promoters failed to upload crucial land records and project maps onto the RERA portal, despite repeated notices dating back to 2018.

    UP RERA’s decision, announced on August 16, is part of a broader effort to protect homebuyers by ensuring transparency in real estate transactions. According to a statement from the regulatory authority, an in-depth scrutiny revealed that these projects, many registered during the early days of RERA, lacked the required documentation on the portal, raising concerns about the validity of these developments.

    “The absence of these records is highly objectionable and poses a risk to homebuyers who rely on the RERA portal for verified information,” said Sanjay Bhoosreddy, chairman of UP RERA, during the authority’s 152nd meeting held on July 30. He emphasized that the failure to upload these documents could lead to potential fraud, where buyers might unknowingly invest in projects without the necessary legal approvals.

    The projects in question have been repeatedly reminded to comply with RERA regulations, yet many promoters have continued to ignore these directives. UP RERA has now made it clear that non-compliant projects will face severe consequences, including being placed in “abeyance.” This status would effectively halt any sales or advertising activities related to these projects until the required documents are uploaded.

    The regulatory body stressed the importance of this measure, noting that it is essential for homebuyers to have access to complete and accurate information before making investment decisions. By ensuring that all land records and project maps are available on the RERA portal, UP RERA aims to prevent any potential deception and protect the interests of allottees.

    “Promoters must understand that compliance with RERA is not optional,” Bhoosreddy added. “We will take strict punitive action against those who fail to adhere to these regulations.”

    UP RERA’s latest directive highlights its ongoing commitment to fostering a transparent and secure real estate market in Uttar Pradesh. Homebuyers are urged to remain vigilant and ensure that all necessary project details are verified on the RERA portal before proceeding with any transactions.

    The authority also reminded promoters that simply mentioning the RERA registration number in advertisements is not sufficient. Complete and correct documentation must be available on the portal to avoid being listed as “abeyance.”
