Flexible Workspaces Register Record Gross Leasing Volume in 2024

NEW DELHI — Flexible workspace operators in India recorded a gross leasing volume (GLV) of 12.4 million square feet in 2024, reflecting a 57.5% year-on-year (YoY) growth, according to Cushman & Wakefield’s latest office market data, as published by The Economic Times.

The sector now represents 14% of the country’s total office leasing, which stood at 89 million square feet this year.

Bengaluru emerged as the top performer, contributing 3.4 million square feet to the total GLV. Delhi-NCR followed with 2.3 million square feet, while Mumbai accounted for 1.9 million square feet. Hyderabad and Pune each registered 1.6 million square feet.

Ramita Arora, managing director of Bengaluru and head of flex for India at Cushman & Wakefield, attributed the rising demand for flexible workspaces to the influx of new global capability centers (GCCs) and existing companies focusing on operational flexibility, cost efficiency, and tailored office solutions. “Demand for agile, dynamic, managed office solutions continues to surge,” Arora said.

In terms of seating, flexible workspace operators leased approximately 224,000 seats in 2024, a 44% increase from 156,000 seats in 2023. Bengaluru once again led the segment, accounting for 29% of total seats leased, or 64,000 seats. Pune followed with 39,000 seats (18%), Delhi-NCR with 38,000 seats (17%), and Mumbai with 28,000 seats (12%).

The IT and business process management (IT-BPM) sector dominated flex seat leasing, representing 48% of the total seats leased. Engineering and manufacturing occupiers accounted for 17%, while banking, financial services, and insurance (BFSI) firms contributed 10%. Professional services occupiers made up 6% of the total seats leased in 2024.
