Gurugram’s High-Rise Structural Audits at a Standstill

The ongoing second round of structural audits for 15 high-rise buildings in the city has encountered delays as several developers have yet to submit the necessary fees. This delay has hampered the checks vital for evaluating construction quality and standards.

Multiple Reminders from Authorities

Despite repeated reminders from the district administration and the Department of Town and Country Planning (DTCP) over the last six months, developers have not fulfilled the fee requirements for the audits, officials confirmed on Sunday.

Caution Issued to Non-Compliant Developers

Expressing concerns over the delayed fee submissions, Manish Yadav, the district town planner (enforcement), warned the developers once more. Continued non-compliance might prompt action as per regulations, with a committee chaired by the Gurgaon deputy commissioner stepping in.

The decision to conduct these audits stemmed from a tragic incident last year where a vertical collapse at Chintels Paradiso society resulted in the loss of two lives. Following complaints from approximately 50 Resident Welfare Associations (RWAs), specific apartment complexes requiring audits were identified by the district administration.

Audit Phases and Present Status

Visual inspections were conducted for 15 societies in the initial phase, while the ongoing second phase involves non-destructive tests aimed at assessing construction quality and standards.

Currently, audits for three out of the 15 apartment complexes have been completed. DTCP has received reports for two of them, while one report is pending.

Developers’ Fee Status and Test Completion

Developers of eight societies have not submitted the necessary fees, causing delays. Although funds were deposited by Antriksh society in Sector 84, the testing process remains incomplete. Reports for Brisk Lumbini in Sector 109, Mapsko Royal, and Mapsko Paradise in Sector 82 have been submitted. However, processes for M3M Woodshire in Sector 107 and Mapsko Casabella in Sector 82 are pending completion despite fee deposits.

Independent Tests and Pending Reports

RWAs and developers of Signature Global Solera in Sector 107 plan to conduct independent tests but are yet to initiate them. Similarly, ongoing tests at Mahindra Aura in Sector 110A await the submission of their report to the department.

Aim and Implications of Audits

The objective of these audits is to ensure the safety of residents in the 15 societies. In case of any concerns, recommendations for necessary remedial actions, such as repairs or maintenance, will be made to guarantee the safety and well-being of the residents.
