Chintels Paradiso Gurugram: Another Tower Deemed ‘Unsafe for Living’ in Latest IIT Delhi Audit

    In a recent safety audit conducted by the Indian Institute of Technology (IIT), Delhi, Tower J of the Chintels Paradiso housing complex in Gurugram has been declared “unsafe for habitation.” This marks the sixth tower to face such a determination, with Towers D, E, F, G, and H previously declared “unsafe to live.”

    • Structural Audit Findings: The IIT Delhi report highlights that Tower J’s structure is deemed “not safe for habitation” due to high chloride content in the concrete, making repair and rehabilitation impractical. The report suggests the immediate evacuation of residents.
    • Extent of Issue: Tower J, housing 52 flats with approximately 48 families, is the latest addition to the list of towers flagged as unsafe. Earlier instances include Tower H in October 2023 and Tower G in June 2023.
    • Quality Concerns: The committee conducting the audit raises concerns about the construction and quality monitoring, indicating that the developer, Chintels India Private Limited, may not have adhered to quality parameters. The widespread presence of chlorides in the structure is attributed to production issues.
    • Developers’ Response: There has been no immediate response from Chintels India Private Limited. Further updates will be provided upon receiving their response.
    • Future Risks: While Towers B and C are currently deemed safe, the audit warns of potential deterioration in these structures over time.

    Rakesh Hooda, President of the Residents Welfare Association, emphasizes the need for a reevaluation of flats, considering the outdated valuation and significant appreciation in the real estate market over the past one-and-a-half years.
