Realty firm ATS Homekraft has sold 334 luxury homes in the first phase of its new residential project, Sanctuary 105, located on the Dwarka Expressway in Gurugram.

As published by the Business Standard, the sale of these units has generated ₹825 crore in revenue, marking a significant achievement for the company. Launched earlier this month in Sector 105, the project covers 13 acres and is designed to offer a premium living experience, with each tower featuring just two apartments per floor.

According to the company, more than 700 prospective buyers expressed interest in the project, leading to the rapid sellout of the 334 units.

Udaivir Anand, Managing Director of ATS Homekraft, explained that the project was launched at an affordable price point to target end-users, particularly first-time homebuyers. Anand noted that while the Gurugram real estate market has seen a surge in luxury projects post-pandemic, many of these developments are priced above ₹5 crore per apartment. Sanctuary 105 aims to bridge the gap by offering luxury homes in the more affordable segment, below this price point.

“There has been very limited supply in the sub-₹5 crore category, and we have sought to address this gap,” Anand said.

The Sanctuary 105 project will eventually comprise around 750 apartments, covering a built-up area of 23 lakh square feet and a saleable area of over 16 lakh square feet. In addition to its residential offerings, ATS Homekraft plans to develop 1.3 lakh square feet of high-street retail space within the project, enhancing the overall lifestyle experience for residents.

Construction has already begun, and ATS Homekraft, an aspirational housing venture of the ATS Group, is backed by HDFC Capital as an equity partner. The company is expected to launch more projects this fiscal year to cater to the growing demand for affordable luxury housing across India’s major cities.

According to Vijay Harsh Jha, founder and CEO of real estate brokerage firm V S Realtors (I) Pvt Ltd, the complete sellout of Sanctuary 105 in just a few days can be attributed to the strong brand value of ATS Homekraft and the competitive pricing it offered compared to other developers in the region.

ATS Homekraft’s parent company, ATS Group, has a proven track record, having delivered over 50 million square feet of real estate to date. The group is currently developing an additional 30 million square feet across Delhi-NCR, Punjab, and Mumbai markets.

The rapid sale of the first phase of Sanctuary 105 underscores the high demand for well-priced luxury homes in Gurugram, positioning ATS Homekraft as a key player in meeting the needs of end-users seeking premium yet affordable housing.
