Noida’s iconic Entertainment City, encompassing the sprawling GIP Mall, Garden Galleria, and the popular Worlds of Wonder theme parks, is up for grabs as Entertainment City Ltd (ECL) initiates a historic 100% equity stake disinvestment. With the entire 147-acre expanse on offer, this unprecedented sale presents a golden opportunity for visionary investors seeking to tap into a thriving hub of commerce and entertainment. Expressions of interest (EoI) are welcomed until the deadline of August 16, 2023, marking a significant milestone in the realm of commercial real estate.

ECL has entrusted Ernst & Young (E&Y) to guide prospective buyers through this monumental transaction, emphasizing transparency and ensuring a seamless process. Interested parties are invited to submit their EoIs via email to [email protected], with a copy to [email protected], before the closing hours on the specified date. Additional details regarding the transaction’s progression will be communicated to those who express interest.

Nestled strategically between prime residential areas of Noida and South Delhi, the Great India Place (GIP) Mall’s 147-acre domain is connected to Delhi via the DND Flyover and conveniently accessible through two metro stations. This expansive commercial-cum-entertainment project, sanctioned by the Noida Authority on a 90-year lease in 2023, boasts an impressive total sanctioned FSI of approximately 3.6 million sqft.

As of now, the Entertainment City’s vibrant landscape includes the operational GIP and Garden Galleria malls, as well as the lively Worlds of Wonder Water Park and the exhilarating Worlds of Wonder Amusement Park. An ‘Arrival Village’ hosts an array of esteemed brands in children’s entertainment, Go Karting, and a diverse selection of restaurants and lounge bars. Notably, the property presents an exciting opportunity for future development, with approximately 1.7 million sqft of untapped potential.

This uncharted territory, as envisioned by the Noida Master Plan 2031, opens the door to an array of possibilities. From creating a dynamic sports city, a visionary golf course, and an indoor stadium to exploring the realms of an immersive drive-in cinema, an awe-inspiring exhibition center, and a captivating theme park, the canvas is wide and the potential is limitless. Additionally, envisaged are state-of-the-art facilities such as an auditorium, film studios, and clubs, all of which align with the city’s ever-evolving vision.

With the submission deadline approaching, astute investors are poised to seize this momentous occasion and shape the future of Noida’s Entertainment City. As ECL embarks on this transformative journey, it invites forward-thinking individuals and entities to contribute to the legacy of a cultural and commercial epicenter. The clock is ticking; August 16, 2023, marks the gateway to a future brimming with innovation, entertainment, and boundless opportunities.
