Promoters of Four Projects in Gautam Buddha Nagar Receive UPRERA Notices

The Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has issued notices to the promoters of four projects in Gautam Buddha Nagar for violating Section 11 of the Real Estate (Regulation and Development) Act, 2016. This violation pertains to rules on advertising.

The projects in question include:

  1. M3M The Cullinan, being developed by Lavish Buildmart.
  2. Irish Pearls, being developed by Irish Infrastructure.
  3. Saya Piazza, being developed by RGB Infra.
  4. Saya Status, being developed by Saya Cementation.

According to UPRERA, Section 11 of the Act mandates the prominent display of both the RERA registration number and the respective regulator’s website address in advertisements for RERA-registered projects across any medium.

In a statement, UPRERA noted that M3M The Cullinan’s print advertisement failed to prominently feature the UPRERA website (www.up-rera.in) and the RERA registration number. Furthermore, advertisements on social media platforms for Irish Pearls, Saya Piazza, and Saya Status also omitted both the RERA registration number and the website.

Pramod Kumar Upadhyay, the Secretary of UPRERA, emphasized the importance of compliance with the prescribed norms of the RERA Act in project promotion. Noncompliance with Section 11 can result in a penalty of up to 5 percent of the total project cost. Upadhyay stressed that the Act’s objective is to ensure the growth and development of the real estate sector, achievable only if promoters fulfill their prescribed functions and duties.

Promoters are primarily responsible for providing accurate project information to prospective buyers, including the correct registration number and comprehensive project details on the UPRERA website portal (www.up-rera.in).

As of now, there has been no immediate response from the project promoters. This report will be updated once their response is received.
