RERA Penalizes Developer for Misleading Advertisement

“Real Estate Regulatory Authority (RERA) fined Yashvi Homes Pvt Ltd Rs 25 lakh for publishing a misleading advertisement of a project under the state government scheme – Deen Dayal Jan Awas Yojana (DDJAY) 2016 – in a newspaper”

RERA Gurugram took action after noticing the misleading advertisement. Yashvi Homes is developing the Golden Gate Residency project at Sector 3, Farukhnagar in Gurugram under the DDJAY scheme.

The Authority pointed out that the policy is called Deen Dayal Awas Yojana (DDJAY) 2016, but the advertisement incorrectly stated it as DDJAY 2024.

The promoter failed to provide the project’s registration number and the Authority’s website address, as required. According to RERA Act 2016, advertisements or prospectuses must prominently display the Authority’s website address and the project’s registration number.

Additionally, the amenities listed in the advertisement, such as schools, clubhouses, swimming pools, and sports courts, are not included in the project’s approved layout plan submitted by the promoter during registration.

The Authority’s spokesperson warned real estate promoters to avoid misleading advertisements or face consequences.
