YEIDA Launches Group Housing Plots Near Noida International Airport

    The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new group housing plot scheme.

    As published by the Hindustan Times, the new scheme offers 19 plots in sectors 17, 18 and 22D, near the Noida International Airport. The scheme includes plots ranging from 2.5 acres to 12 acres.

    Specific locations and sizes are as follows:

    • Sector 22D: Eight plots available in four sizes: 20,235 square meters (four plots), 47,754 square meters (two plots), 45,731 square meters (one plot), and 48,564 square meters (one plot).
    • Sector 18: Five plots of 16,188 square meters each.
    • Sector 17: Five plots ranging from 11,513 square meters to 24,282 square meters.

    The allotment will be conducted through an e-auction, with reserve prices set between ₹32,375 and ₹35,612 per square meter. In Sector 22D, reserve prices range from ₹65.51 crore to ₹173 crore. Sector 18 plots are priced at ₹55 crore each, except one at ₹58 crore. Sector 17 plots range from ₹37 crore to ₹78 crore.

    The total area of the 19 plots is 430,000 square meters, with a combined reserve price of approximately ₹1,407 crore.

    These plots are part of YEIDA’s Master Plan 2031, which aims to meet the region’s growing housing needs. The authority resolved land compensation issues with local farmers, allowing the project to move forward.

    “We could not launch the group housing plots scheme earlier because farmers had not given their land for our projects. Now, we have resolved all land compensation-related issues. Farmers have taken back their writs filed before the Allahabad High Court. Therefore, we have adequate land to allot to private developers who will build housing projects catering mostly to the affordable segment,” said YEIDA CEO Arun Vir Singh.

    YEIDA expects the construction of at least 25,000 apartments, catering to various segments from affordable to luxury housing. The scheme is designed to address the housing needs driven by industrial growth and the development of significant projects like factories, data centers, the Noida International Airport, and Film City.

    “We hope to see an increase in housing demand in the area due to industrial growth. People who come here to work in factories, data center parks, Noida International Airport, Film City, and several other major projects will need housing and other facilities, and we plan to tender at least another 30 group housing plots in the future,” Singh said.

    Recently, YEIDA allotted two group housing plots in Sector 22D to Purvanchal Projects and Eldeco Infrastructure, generating ₹250 crore in revenue. This shows strong interest from developers and investors.
