The Yamuna Expressway Industrial Development Authority (YEIDA) is set to unveil a premium hotel plot scheme on Wednesday, aimed at attracting high-end hospitality projects before the Noida International Airport’s opening in April next year, as reported by The Economic Times.

The scheme offers 12 premium plots across sectors 28 and 29, specifically designed for luxury hospitality projects, including five-star hotels. In Sector 28, two large plots are available: a 10,000-square-meter plot priced at Rs 65.3 crore and a flagship 20,000-square-meter plot valued at Rs 130.6 crore, including location charges. Together, these plots represent a combined investment opportunity of Rs 195.9 crore.

In Sector 29, there are 10 plots ranging in size from 3,100 to 6,400 square meters. The largest plot in this sector, measuring 6,400 square meters, carries a reserve price of Rs 43.8 crore.

Two 4,000-square-meter plots are priced at Rs 26.1 crore and Rs 24.9 crore. Additionally, five mid-sized plots of 3,400 square meters each are valued between Rs 21 crore and Rs 22 crore, while two smaller plots of 3,100 square meters are priced between Rs 19.3 crore and Rs 20.2 crore. The total value of the Sector 29 plots is around Rs 276.2 crore.

The total scheme, covering an area of 67,800 square meters across both sectors, represents a cumulative investment opportunity of Rs 472.2 crore. Located strategically along the Yamuna Expressway, these plots offer excellent connectivity to the upcoming Noida International Airport, making them especially attractive for premium hospitality projects.

YEIDA has structured the scheme to accommodate various business entities, including proprietorships, partnership firms, LLPs, and private/public limited companies, with provisions for Foreign Direct Investment (FDI) in compliance with government regulations. The allocation process will be conducted through a transparent e-auction system.

This initiative follows a previous attempt at hotel plot allocation, including one in February this year in Sector 28, which faced scrutiny after two plots were awarded to the same company. YEIDA’s renewed effort reflects its ongoing commitment to developing robust hospitality infrastructure in anticipation of the airport’s inauguration.
