BHIVE Launches Exclusive for Retail Investors in Bengaluru’s Booming Commercial Real Estate Market

BHIVE Properties, the commercial real estate investment branch of BHIVE Group, has introduced its first sale of commercial real estate in Bengaluru. This allows regular investors to earn annual rentals of up to 10.6%. The property is a premium Grade A commercial space located at Brigade Metropolis, Mahadevapura, Bengaluru.

This Grade A property, situated on the 8th floor of Brigade Metropolis, covers 22,940 sq. ft. and is valued at approximately Rs 8,936 per sq. ft. It’s pre-leased for 15 years, ensuring stable monthly returns for investors. The strategic location, near the popular Purple Line of Namma Metro, is expected to result in significant appreciation in the coming years.

Investors will have direct ownership of a portion of the property, receiving monthly rentals as returns. The expected internal rate of return (IRR) for investors, factoring in both property appreciation and rental yield, is anticipated to exceed 15% annually.

Shesh Paplikar, Founder and CEO of BHIVE Group, explained that they recognized a demand from retail investors for traditional commercial real estate investments. BHIVE Properties has procured a RERA broker license to provide these traditional real estate opportunities, offering investors familiar processes for inheritance and mortgage.

Brigade Metropolis, being in proximity to tech companies and residential areas, is an attractive investment due to consistently high occupancy in the commercial space. Bengaluru’s booming commercial real estate market, attracting both domestic and global tech giants and startups, adds to the appeal for investors.

Bengaluru dominates the Indian office space market, accounting for 29% of the total supply. According to CBRE, Bengaluru is expected to lead the office space supply, contributing 29% to the total supply in India between 2023-2025.

BHIVE aims to make high-return commercial real estate more accessible to retail investors, bridging the gap that previously limited this opportunity to ultra HNIs and institutional investors. The response to this initiative has been overwhelming, with expectations of the opportunity selling out soon.
