Key Changes in MahaRERA Project Certificates Explained

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has revised its project registration certificates. This revision aims to provide more comprehensive and accessible information to homebuyers.

The updated format is now effective for all new real estate projects. It is designed to offer a clear, bullet-point summary of critical project details. Previously, many of these details were mandated only at project sites, in advertisements, or on the MahaRERA website. The move is aimed at enhancing transparency and empowering home buyers to make better-informed decisions.

For the first time, the certificate issued at the time of project registration will include certain key data. This data consists of the total built-up area, number and names of buildings and wings, and approved habitable floors. It also covers the total number of residential and non-residential units and the current status of the commencement certificate. The document will also specify the number of parking slots available for four-wheelers, two-wheelers, and visitors.

“All these details, along with the promoter’s and project’s name and address, are now being displayed in a structured, bullet-point format to improve readability and clarity,” an official told The Times of India.

MahaRERA Chairperson Manoj Saunik called the update a vital step toward buyer protection. “To ensure lifetime investments are secure, we are committed to transparency and accountability. These certificates will help buyers verify essential project facts before committing to a purchase,” Saunik said.

Any future changes to a project will be reflected in updated versions of the certificate. These changes include timeline extensions, change of developer, or factual corrections. An annexure attached to the certificate will capture all modifications. This ensures a real-time snapshot of the project’s progress and status.

All developers are now required to display the revised certificate prominently at the construction site. They must also display it on the respective project’s page on the MahaRERA portal. In addition, QR codes are already a mandatory component in advertisements. They will continue to offer direct access to updated project details for public reference.

This update follows several consumer-oriented initiatives by MahaRERA in recent years. These include the introduction of a standardized agreement for sale and mandatory allotment letters. There are also detailed disclosures on parking. Additionally, there are clear definitions of project amenities with promised delivery timelines. MahaRERA’s model has since been adopted by various real estate regulators across the country.

Homebuyers have welcomed the changes. V. Narayan, a senior citizen who recently invested in a housing project, said, “The revised certificate will help homebuyers with clear, credible information at every stage of the homebuying journey. This kind of information should have been provided at the beginning itself. Details about the developer and their projects give a much clearer picture before making an investment.”
