The Navi Mumbai Municipal Corporation (NMMC) has announced a 10% “Early Bird” rebate on general property tax for owners who pay their 2025–26 dues by June 30, part of a wider initiative to boost civic revenue and improve collection systems, as published by The Economic Times.
Property owners can now access their tax bills online through the official NMMC portal at www.nmmc.gov.in and via the ‘MY NMMC – My Navi Mumbai’ mobile app, Commissioner Kailas Shinde confirmed. The rebate applies to general tax payments completed on or before the June deadline.
Following a record collection of Rs 826 crore in property tax during 2024–25, the civic body has set a higher target of Rs 1,200 crore for the 2025–26 fiscal year.
To support this goal, NMMC is implementing a single annual bill distribution system starting in 2025–26, replacing the previous biannual process. The earlier system reportedly caused distribution delays due to limited manpower and hampered timely collections. Shinde said additional staff will now be deployed to ensure efficient bill distribution under the revised model.
In a citizen-centric move, women from self-help groups have been recruited to physically deliver property tax bills and inform residents about the available concessions. They will also assist in collecting contact information, such as mobile numbers and email addresses, for property-tax KYC linking and real-time SMS alerts.
Citizens may also complete the KYC process independently through the municipal website.
To facilitate faster and more convenient payments, the upgraded system supports a wide range of digital options through the Bharat Bill Payment System, including internet banking, UPI, credit/debit cards, and mobile wallets. Instant receipts are generated for payments made via the website or mobile app, officials said.
Commissioner Shinde noted that the reforms — including the new ‘One Year, One Bill’ policy, enhanced digital access, use of technology in payment systems, and community-driven distribution — aim to make the property tax payment process both citizen-friendly and efficient, while also strengthening municipal planning and revenue flow.
