Streamlining Property Ownership: Bengaluru’s E-Khata Service Explained

Homeowners in Bengaluru can now receive their e-khata certificates—Karnataka’s official digital record of property ownership—within 48 hours of applying. The new digital process is part of a wider initiative. It aims to streamline property-related services. It also seeks to improve citizen convenience across the city.

The e-khata was launched by BBMP and other local authorities in October 2024. It is an electronic version of the traditional khata certificate. It verifies ownership and tax details of a property and is now fully accessible online. Property owners can apply for their e-khata online. They can download and verify it. There is no need to make in-person visits to BBMP offices.

How to Apply for E-Khata in 48 Hours

Property owners who do not already have a khata certificate can generate one via the BBMP’s E-Aasthi portal at bbmpeaasthi.karnataka.gov.in. Applicants are required to upload the following:

  • Aadhaar number
  • Registered sale deed or document number
  • A recent photograph of the property
  • Encumbrance Certificate covering the period from the date of registration up to October 31, 2024

Applicants must enter property details. They must upload proof of ownership and tax payment records. They need to verify the location using an interactive digital map. Completing Aadhaar-based eKYC is required to validate their identity and address.

Once the application is submitted, BBMP officials review the details. A physical site inspection may be carried out if deemed necessary. If all documentation is in order, the final e-khata is issued within 48 hours of submission.

BBMP reports that more than 275,000 e-khata certificates have been processed and issued since the service launched in October 2024. The digital transformation has significantly reduced processing times and administrative burdens for both citizens and the civic body.

BBMP aims to improve service efficiency and reach. They have introduced a program to involve local youth and entrepreneurs in the e-khata delivery process. Interested individuals residing within BBMP limits can register through the official website to assist residents with their e-khata applications.

Participants in the program can offer paid assistance to applicants and earn income, with no service charges owed to BBMP. The initiative is aimed at creating community-based support while promoting digital inclusion.
