YEIDA’s New Flatted Factory Complex: A Boost for MSMEs

The Yamuna Expressway Industrial Development Authority (YEIDA) on Monday issued a tender. It aims to select a contractor for a ₹125-crore flatted factory complex in Sector 28. This site is near the under-construction Noida International Airport, as reported by Hindustan Times.

The industrial complex is part of a state-backed push. The aim is to strengthen the Micro, Small, and Medium Enterprises (MSME) sector in the region. It will span 38,665 square meters. The complex will include a basement, ground floor, and three upper stories. Officials said the structure will house a total of 252 industrial units. They expect it to be completed within 24 months. This will be followed by a three-year defect liability period.

The flatted factory will offer fully equipped units with essential infrastructure. This will enable seamless production and operations,” said Arun Vir Singh, chief executive officer of YEIDA. “It is expected to attract new investments, spur local economic development, and generate employment, especially among the youth.”

The ground floor of the building will include a multi-purpose hall and an exhibition center. It will also feature retail space, offices, and a meeting room. The upper floors will have industrial units of three sizes. Unit A will be 120 square meters. Unit B will be 90 square meters, and Unit C will be 60 square meters. The basement level will offer designated car and bike parking, along with an underground water tank.

Singh described the concept by saying that a flatted factory is akin to a multi-story residential complex. Nevertheless, it is designed for small manufacturing businesses. These units operate on shared infrastructure, including goods lifts, loading bays, and centralized water supply systems.

Officials noted that the facility will include elevators and heating systems. It will also feature ventilation and air conditioning (HVAC) systems. Additionally, there will be fire safety mechanisms, CCTV surveillance, and electronic access controls. The complex will follow green building standards and connect to 24-meter and 30-meter-wide roads linking to the Yamuna Expressway. Construction will adhere to Indian Standard (IS) codes and engineering best practices, they added.
