The Delhi Development Authority (DDA) is set to initiate registrations for its largest housing scheme, the ‘Festival Special Housing Scheme 2023,’ starting November 24. This scheme encompasses approximately 32,000 newly constructed flats, including luxurious penthouses.

Prospective buyers will be required to pay a nominal registration fee to apply for the scheme. The DDA is slated to release an official notification, providing details on the registration process, along with a link for applications on its official website.

For the first time, the DDA is introducing more than 1,100 luxury flats, including penthouses, in Dwarka sector 19B, offering a picturesque view of the Golf Course. These flats are part of the approved scheme presented at the board meeting held on November 15, with locations including Dwarka sectors 19B and 14, Loknayakpuram, and Narela.

Applicants will have nearly 20 days to physically inspect the flats they wish to purchase. To facilitate this, the DDA will deploy separate staff at various locations, including Dwarka sectors 19B and 14, Loknayakpuram, and Narela, to guide potential buyers through sample flats, enabling them to assess amenities, floor size, location, views, and connectivity.

Upon confirmation of the booking amount payment, the DDA will issue online system-generated demand letters. Notably, individuals who already own a house in Delhi can still apply for and purchase a DDA flat.

The reserve prices for penthouses and SHIG (super high-income group) flats will commence at Rs 5 crore and Rs 2.5 crore, respectively. HIG (high-income group) apartments will be priced at approximately Rs 1.4 crore, while MIG (middle-income group) flats will start from around Rs 1 crore. EWS (economically weaker section) flats will have a starting price of Rs 11.5 lakh, and LIG (low-income group) flats will be available at Rs 23 lakh.

Luxury segment flats, including SHIG and HIG categories, and MIG flats in Dwarka Sectors 19B, 14, and Loknayakpuram, will be allotted through e-auction, whereas EWS and LIG units will follow the ‘First Come First Served’ mode.

A total of 32,000 flats will be on offer, including 316 MIG flats in Dwarka Sector 14, 647 apartments in Loknayakpuram, and 728 EWS flats in Dwarka Sector 19B. Additionally, there are 316 LIG and 1,008 EWS flats in Dwarka Sector 14, and 224 EWS units and 28,000 flats under various categories in Loknayakpuram and Narela, respectively.

Applicants can complete the entire process, from application to allotment and possession details, through the online mode on the official DDA website at dda.gov.in/eservices.dda.org.in.

It’s worth noting that the DDA had previously launched a housing scheme in July 2023, offering 5,623 flats. In 2021, the authority had also presented 18,000 flats across different categories as part of its housing initiative.
