In an eagerly awaited move, the Delhi Development Authority (DDA) is on the brink of revealing a housing scheme that promises a collection of 3,000 premium properties, perfectly timed to coincide with the festive season of Diwali. This remarkable assortment comprises a diverse range of housing options, including luxurious penthouses, capacious Super HIG, HIG, MIG, and EWS flats, strategically nestled in sought-after neighborhoods like Dwarka, Lok Nayak Puram, and Vasant Kunj.

The forthcoming DDA housing scheme is set to be exclusively tailored to premium properties, designed to cater to the most discerning tastes. Among the highlights of this scheme are the opulent penthouses and Super HIG residences currently in construction within the coveted Sector 19B of Dwarka. Additionally, MIG and EWS flats, both in advanced stages of development at Sector 14 Dwarka and Lok Nayak Puram, will be integral parts of this grand offering.

One particularly noteworthy feature is the imminent completion of construction at Lok Nayak Puram, where only the issuance of a fire no-objection certificate stands between these properties and their prospective owners.

To ensure the resounding success of this housing scheme, the DDA has been tirelessly revamping its sales strategies. In August, the authority enlisted the expertise of a renowned real estate consultant, tasked with pioneering innovative approaches to bolster sales, particularly for the roughly 40,000 unsold flats within their inventory.

The consultant is anticipated to submit an interim report within a month, serving as the cornerstone for launching the scheme. DDA, renowned for its methodical planning, typically allocates three to four months for the entire application process, encompassing application collection, draw of lots, and flat allocation once a scheme is initiated. Throughout this period, suggestions and insights collected will be diligently assessed and integrated into the scheme.

DDA has already implemented several groundbreaking measures to captivate potential buyers. One substantial change involves the abolition of the previous restriction, which barred individuals who already owned a DDA flat or plot in Delhi, measuring more than 67 square meters, from participating in new schemes.

Furthermore, the authority is contemplating the option of merging adjacent flats of varying sizes, aiming to provide greater flexibility to prospective buyers. Additionally, DDA is considering the introduction of preferential location charges, based on factors such as floor level, sun orientation, and corner flat positioning.

DDA is unwavering in its commitment to aligning flat prices with market dynamics. Thus, before settling on prices, the authority will embark on a comprehensive analysis of private property rates in the respective areas. For instance, localities like Vasant Kunj and Dwarka, already developed and equipped with all essential amenities, can anticipate slightly higher price tags.

Looking ahead, DDA is preparing for another housing scheme, encompassing the sale of 23,000 freshly constructed flats, predominantly LIGs, situated in the burgeoning Narela sub-city. This scheme will be introduced gradually, likely commencing early next year, ensuring a seamless and organized launch process to avoid any confusion.
