The Delhi Development Authority (DDA) has initiated registrations for duplex penthouses, luxury apartments, and mid-segment flats as part of the Special Festival Housing Scheme 2023’s second phase.

Under this phase, the scheme includes 1,130 luxury apartments and penthouses categorized under the Super High Income Group (SHIG) and High Income Group (HIG). Additionally, there are 963 2BHK flats for the Middle Income Group (MIG). Luxury flats and penthouses are situated in Sector 19B of Dwarka, while MIG flats are located in Dwarka’s Sector 14 and Lok Nayak Puram in West Delhi, an area under DDA’s development.

Registrations for e-auction of luxury and MIG flats began on November 30, witnessing over 500 registrations by the night of the same day. The DDA has established a help desk at Vikas Sadan headquarters to assist with scheme-related queries.

Among the offerings, only 14 penthouses are available, featuring four-bedroom duplex apartments with a 424-square-meter area overlooking an upcoming 18-hole golf course.

The complex in Dwarka’s Sector 19B comprises 170 super HIG flats, 946 HIG flats across 11 towers, estimated to cost Rs 700 crore in construction. The reserve prices for SHIG penthouses start from Rs 5 crore, SHIG flats from Rs 2.5 crore, and HIG apartments from about Rs 1.4 crore. MIG flats are likely to have reserve prices starting at around Rs 1 crore.

The penthouses will include terrace gardens, and the luxury complex will feature larger green spaces. Prospective buyers will have a 20-day window to visit the property after registering on the DDA portal.

Registration for the festival scheme offering 28,000 EWS (economic weaker section) and LIG (lower income group) category flats commenced on November 24, inclusive of the total 32,000 flats, including penthouses and luxury apartments.

Interested applicants for the luxury segment must apply online via the DDA website www.dda.gov.in. The allotment and possession of flats will also be conducted online using PAN and other details for login.
